Smoke alarms done to the Queensland rules

Selling, leasing, or just realised the alarm in the hallway is older than the dog? Queensland wants interconnected photoelectric alarms in every bedroom — we'll install them and hand you the paperwork.

  • Interconnected photoelectric alarms that all sound together
  • An alarm in every bedroom, in the hallways connecting them, and on each storey
  • Hardwired alarms with a battery backup, or 10-year sealed-battery alarms where hardwiring isn't practical
  • Old ionisation and expired alarms removed and disposed of

The problem

Sound familiar?

If one of these is you, you are in the right place. Tell us which one and we will come back with a price.

  • We're selling and the contract asks about smoke alarms
  • The property is going on a lease and has to comply
  • There's one alarm in the hallway and that's it
  • The alarms chirp at 3am and nobody knows which one
  • The alarms are older than ten years
  • I don't know if ours are photoelectric or the old type

What we do

What Queensland actually requires

Under the Queensland smoke alarm legislation, alarms in a domestic dwelling must be photoelectric and comply with AS 3786-2014, must not contain an ionisation sensor, must be less than 10 years old, must work when tested, and must be interconnected — so when one goes off, they all go off. They have to be installed in every bedroom, in the hallways that connect bedrooms to the rest of the house, and on every storey.

The rules came in stages. They have applied to new builds and substantial renovations since 1 January 2017, to any dwelling that is sold, leased or has its lease renewed since 1 January 2022, and they apply to all remaining domestic dwellings from 1 January 2027.

That’s the summary, not legal advice — the current detail is on the Queensland Government’s own page at qld.gov.au/smokealarms. (Checked September 2026.)

What that means in a real house

In a three-bedroom single-storey place it usually means four or five alarms where there used to be one. They can be hardwired with a battery backup, or run on sealed 10-year lithium batteries, and they interconnect either by wire or by radio frequency depending on what the house allows.

Radio interconnection is what makes this a one-visit job in an existing home — no chasing walls, no lifting floors. Where a house is already hardwired, or where we’re on site for other work anyway, hardwiring is usually the better answer.

We stick to one brand and one type across a house so they’ll always talk to each other, we date them, and we test the interconnection room to room before we pack up. If you’re an agent or a property manager doing this across a rent roll, see the property managers page — it’s built for that.

Quoted before we touch a tool.

Electrical work gets quoted per job, so there is no honest price to put on a page — every house is different. What we can promise is that you see the number before anyone starts.

Request a Quote
  • A price in writing, first

We look at the job, then send the number. Nothing starts until you have said yes to it.

  • The price is the price

If we find something we could not see, you get a call and a revised number — not a bigger invoice at the end.

  • 10% pensioner discount

Just mention it when you send the job through and we will take it off the quote.

    • One crew for the wiring and the air con
    • We clean up after ourselves

Questions

The things people ask about this one.

What are the Queensland smoke alarm rules?

Alarms have to be photoelectric and meet AS 3786-2014, must not contain an ionisation sensor, must be under ten years old, must work when tested, and must be interconnected so when one goes off they all go off.

They go in every bedroom, in the hallways connecting bedrooms, and on every storey.

That’s the summary, not legal advice — the current detail is on the Queensland Government’s own page at qld.gov.au/smokealarms.

When do I actually have to have interconnected alarms in?

The Queensland rules came in stages.

They have applied to new builds and substantial renovations since 1 January 2017, and to any dwelling sold, leased or with a lease renewed since 1 January 2022. From 1 January 2027 they apply to every remaining domestic dwelling.

So if you’re selling or leasing, it’s already required. If you’re staying put, 2027 is the date — and getting it done early is cheaper than getting it done in the rush.

Can you handle compliance across a whole rent roll?

Yes. We’d rather do a batch of properties across a week than one a fortnight — it’s cheaper for the owners and far less chasing for you.

Send the addresses and we’ll work through them, contacting each tenant to arrange access ourselves. Every property comes back with its own photos, notes and documentation, and its own invoice with your work order reference on it.

Nothing bundled across addresses. That’s usually the bit that causes the headache.

How soon can you get here?

Send the job through and we’ll call you back to book a day that suits you. How quickly we can get there depends on what’s already on the board that week, and we’ll tell you straight rather than promise something we can’t hit.

If something is unsafe — burning smell, sparks, a hot switchboard, water near wiring — don’t wait on a form. Turn the power off at the switchboard and ring us.

Why AWSM

Two trades, one crew, no excuses.

Most jobs need a sparky, an air con bloke, or both. You get both from the same team — one quote, one invoice, nobody to blame.

Owners on the tools

Dylan and Hayden own the business and turn up to the jobs. The person who quotes it is the person who does it — or the bloke standing next to them.
