Electrical

An electrician your property managers can rely on

Chasing a tradie who won't answer, won't send photos and invoices three properties on one bill? We handle access, send the evidence, and invoice each job separately so it goes straight through your system.

  • Smoke alarm compliance to the Queensland rules, documented per property
  • Safety switch testing, switchboard checks and make-safes
  • Fast response on no-power, no-hot-water and unsafe fittings
  • We contact the tenant and arrange access ourselves

  • Owner-run since 2022
  • Deception Bay, QLD
  • Quoted before we touch a tool

A price in writing first. No "we’ll see how we go".

  • Owners on the tools

You deal with Dylan or Hayden, not a call centre.

  • 5-year workmanship warranty

On every air con install we do, on top of the unit warranty.

  • We come back

If something isn't right, we're back to sort it out.

The problem

Sound familiar?

If one of these is you, you are in the right place. Tell us which one and we will come back with a price.

  • The tradie won't answer and the tenant is calling me
  • Smoke alarm compliance is due across a dozen properties
  • There's no power at a property and the tenant needs it today
  • Invoices arrive with three properties bundled on one bill
  • Nobody sends photos so I can't justify the spend to the owner
  • Entry notices and access keep falling back on me

What we do

What we actually do.

Compliance, make-safes and maintenance across a rent roll. We deal with the tenant, you get one invoice per job.

What's included

  • Smoke alarm compliance to the Queensland rules, documented per property
  • Safety switch testing, switchboard checks and make-safes
  • Fast response on no-power, no-hot-water and unsafe fittings
  • We contact the tenant and arrange access ourselves
  • Photos and notes on every job, before and after
  • One invoice per job, per property, with the work order reference on it

What makes a property manager’s life easier

Not the price. The admin. A job that comes back with a clear description, dated photos, the work order number on the invoice and nothing bundled from another address takes you two minutes to pass on to the owner. That’s the standard we work to.

We’ll ring the tenant, sort a time and handle entry ourselves. If they don’t answer, you hear about it from us before you hear about it from them.

Compliance across a rent roll

Queensland’s smoke alarm rules have applied to leased dwellings since 1 January 2022, and to every remaining domestic dwelling from 1 January 2027. Interconnected photoelectric alarms, in every bedroom, in the connecting hallways and on each storey, under ten years old and working when tested. The detail is on the smoke alarms page.

We can work through a portfolio a batch at a time rather than one property a week, and each one comes back with its own documentation so your file is complete when someone asks for it.

Air con too

Rentals lose more days to air con than to electrical. Because we hold both licences, a not-cooling call and a dead power point at the same address are one attendance, not two — and the air con side comes with the same photos and the same per-job invoice.

Want us on your panel? Send the details through and Dylan or Hayden will call you back to go through insurances, rates and how you like work orders issued.

Quoted before we touch a tool.

Electrical work gets quoted per job, so there is no honest price to put on a page — every house is different. What we can promise is that you see the number before anyone starts.

Request a Quote
  • A price in writing, first

We look at the job, then send the number. Nothing starts until you have said yes to it.

  • The price is the price

If we find something we could not see, you get a call and a revised number — not a bigger invoice at the end.

  • 10% pensioner discount

Just mention it when you send the job through and we will take it off the quote.

Who we work for

Homes, builds and rent rolls.

Three very different jobs, three different things that matter. Here's how we handle each one.

  • Homeowners

Someone who turns up when they said, does it properly and tells you the price first.

    • Written quote before we start
    • One crew for the wiring and the air con
    • We clean up after ourselves
    • We come back if something isn’t right

  • Builders

A sub you can put on the program and forget about. Rough-in to fit-off, on the day.

    • Rough-in, fit-off and final testing
    • Electrical and air con on one order
    • We turn up when the schedule says
    • Certificates and paperwork done properly
    Talk about your next job
  • Property managers

Fast make-safes, compliance that stands up, and an invoice your system will accept.

Questions

The things people ask about this one.

Can you handle compliance across a whole rent roll?

Yes. We’d rather do a batch of properties across a week than one a fortnight — it’s cheaper for the owners and far less chasing for you.

Send the addresses and we’ll work through them, contacting each tenant to arrange access ourselves. Every property comes back with its own photos, notes and documentation, and its own invoice with your work order reference on it.

Nothing bundled across addresses. That’s usually the bit that causes the headache.

What are the Queensland smoke alarm rules?

Alarms have to be photoelectric and meet AS 3786-2014, must not contain an ionisation sensor, must be under ten years old, must work when tested, and must be interconnected so when one goes off they all go off.

They go in every bedroom, in the hallways connecting bedrooms, and on every storey.

That’s the summary, not legal advice — the current detail is on the Queensland Government’s own page at qld.gov.au/smokealarms.

Do I need to be home while you work?

Someone needs to let us in and be contactable, but it doesn’t have to be you — plenty of jobs are done with a neighbour, a property manager or a lockbox.

Tell us how access works when we book it in. If the power has to go off for part of the job we’ll tell you roughly how long, so you can plan around the fridge and anyone working from home.

How soon can you get here?

Send the job through and we’ll call you back to book a day that suits you. How quickly we can get there depends on what’s already on the board that week, and we’ll tell you straight rather than promise something we can’t hit.

If something is unsafe — burning smell, sparks, a hot switchboard, water near wiring — don’t wait on a form. Turn the power off at the switchboard and ring us.

Do I get a certificate for the work?

Yes. Any new or altered electrical installation work gets a Certificate of Testing and Compliance, which is what says a licensed electrician tested it and it meets the standard.

You get a copy — keep it. A conveyancer, an insurer, a building certifier or a property manager will eventually ask for it, and it is much easier to hand over than to chase up years later.

Builders get theirs as the work is completed so nothing holds up handover.

Why AWSM

Two trades, one crew, no excuses.

Most jobs need a sparky, an air con bloke, or both. You get both from the same team — one quote, one invoice, nobody to blame.

Owners on the tools

Dylan and Hayden own the business and turn up to the jobs. The person who quotes it is the person who does it — or the bloke standing next to them.
